The Fiddlers Reach site extends to approximately 15 acres of lettable land. Historically, it formed part of the Lion Works (Portland Cement), adjacent to Procter and Gamble facility. The site is accessed via Headley Avenue and Wouldham Road which give access to the M25 and the principal roads serving Essex and London. The site is now clear, level site providing hardstanding and utility connections with 24/7 access. Following remediation and regrading utilising recycled on site material and the installation of new surface water drainage infrastructure and a new spine road.
